Will a Carriage Home Fit Your Lot? Find Out Free.

Send us your address. We'll check your lot against West Kelowna's zoning rules and tell you — within 24 to 72 hours — whether a Carriage Modular home works on your property, what it takes, and what it costs. No charge. No obligation.

What We Check on Your Lot

Every assessment runs your property through the same checklist we'd run before quoting a build:

  • Unit count — how many homes your lot is allowed under today's small-scale multi-unit housing rules (most West Kelowna lots qualify for 3–4 units depending on lot size)
  • Size and height — a carriage home can be up to 110 m² (about 1,184 sq ft), up to 8.0 m tall
  • Setbacks — the distance the home must sit from your property lines; rear-yard rules run from 1.5 m in some zones to 6.0 m in others, and your zone decides
  • Separation — a carriage home needs at least 3.0 m clear of your existing house
  • Parking — the off-street space the bylaw requires for the new home
  • Servicing — water and sewer connections: what's on your lot now and what an added home needs
  • The money — whether your project fits the Grow a Suite grant (up to $7,500 plus a waived permit fee) and CMHC Prefab Plus financing at 95%

If something doesn't work, we'll tell you that too — and what would have to change.

FAQ

What does the assessment cost?

Nothing. The lot assessment is free, and there's no obligation to build with us afterwards.

What if my lot doesn't qualify?

You'll still get a straight answer — what the blocker is (size, setbacks, servicing), and whether anything could change it. Some lots qualify for a smaller unit or a different placement; some honestly don't fit, and we'd rather tell you that up front than sell you a problem.

How much does a Carriage Modular home cost?

Our flagship 12×26 saltbox is $239,760 — a published price, in writing, before you commit to anything. Final numbers depend on your lot: foundation, servicing runs, and permits vary by property, and your assessment report covers what applies to yours.

How long does it take to build one?

The home is built in our West Kelowna factory while your site work is underway — a typical build cycle runs about 90–120 days from start to installed. Because the home is factory-built, weather delays don't stack up the way they do on a site-built project.

Is there financing or grant money for this?

Yes, two live programs. West Kelowna's Grow a Suite grant covers up to $7,500 of eligible cost plus a waived permit fee — it closes December 2027, and the home must be occupied by June 30, 2028. And CMHC's Prefab Plus program can finance up to 95% of a factory-built home — 5% down, with draws released in stages as the build progresses. Your assessment report will flag which ones your project fits.
